About This Guide
AeroPeak manages co-living properties across Houston. Over time we developed a precise standard for how every room in every property gets furnished — not based on what looked good in a showroom, but on what actually performed: what residents stayed for, what didn't require replacing every six months, what kept maintenance costs predictable, and what made turnover fast enough to matter financially.
This guide is that standard, made public. Every item is something we purchase and install ourselves. The annotations next to each product aren't marketing copy — they're the operational reason the item made the list. Some of these decisions took years and several expensive mistakes to arrive at. If you're setting up a co-living property or a shared living space, this guide is meant to shortcut that process for you.

Our Philosophy
AeroPeak does not simply furnish properties. AeroPeak builds high-performing co-living operations. Every item in this guide reflects a real operational decision — not a preference, not a trend, not a theory. Nothing is included without operational justification. Nothing is excluded without operational reason.
In a shared property with multiple residents, refrigerator space is the number one source of conflict. Without a defined storage system, food disputes escalate, resident satisfaction declines, and the operator gets pulled into conflicts that have nothing to do with the property itself.
AeroPeak deploys one refrigerator per six residents. Units are garage-style with shelves only — no drawers. Every shelf is numbered with a sticker corresponding to the resident's room number. Kitchen cameras monitor the refrigerator and sink zones.
Food disputes are eliminated before they start. Every resident knows exactly which shelf belongs to them. Disputes are resolved through camera footage without operator intervention. The operator is removed from conflict resolution entirely.
In a shared property with multiple residents, access management is a constant operational risk. Physical keys can be lost, copied, or not returned at turnover. Lock battery failures create emergency situations. Unauthorized access is difficult to track or prove.
AeroPeak deploys a Bluetooth smart lock on every bedroom door. Access codes are assigned individually to each resident, cleaner, and vendor. Codes activate the hour a lease signs and deactivate the hour it ends. A Bluetooth gateway in each property puts all locks online for remote code management.
Key exchanges are eliminated. Locksmith calls are eliminated. Unauthorized access is traceable through the lock audit trail. Turnover access is controlled remotely without operator presence.
In a shared house with multiple residents, thermostat control is a source of conflict. Each resident has a different comfort preference. One resident adjusting the thermostat affects everyone. Without a defined protocol the operator gets pulled into disputes, utility bills become unpredictable, and HVAC systems get overworked.
AeroPeak deploys a smart thermostat in every property, set to a defined temperature and secured behind a locked cover. The thermostat is remotely monitored and adjusted by the operator. Each bedroom is equipped with a ceiling fan giving residents personal comfort control without touching the central system.
Thermostat disputes are eliminated. Utility bills are predictable and controlled. HVAC systems run efficiently without resident interference. Maintenance dispatches are reduced because the operator can remotely verify temperature prior to dispatching a technician.

Hooks, bars, mounts, and rods go into studs, every time. The entire no-drywall-patches philosophy in one sentence.
Rooms, fridge shelves, cabinets. When storage has an address, disputes have a suspect pool of one.
Before any rehab begins, every utility gets turned on. An inspector who shows up for a gas check should find nothing else to talk about.
A vent hood plus a countertop microwave beats the built-in: when it dies, you carry a new one in from the car.
Every property keeps two vetted cleaners and a named backup vendor per role. A sick day should never become a dirty house.
Cleaners and vendors get their own door codes on their own schedules. Nobody meets anybody in a parking lot to hand off metal.
Shoot every room the day it goes live. The photos rent the room, settle deposit disputes, and double as an inventory record.
Avoid renting bedrooms that open directly into the kitchen or dining room. Noise and traffic turn those rooms over fastest — a private entrance fixes it.
In a shared property, turnover speed directly impacts revenue. Every day a room sits vacant is lost income. Without a defined turnover protocol, the process is inconsistent, dependent on shopping trips, and takes days instead of hours.
AeroPeak stages all turnover supplies in the Supply Hub before they are needed. A brand new mattress protector is installed at every turn — never washed and reused. The outgoing access code deactivates the hour the lease ends and the incoming code activates the hour the new lease signs.
Vacancy gaps are minimized. Turnover is completed in hours not days. The process is consistent across every property in the portfolio. No operator presence is required. No shopping trips are needed.
Operators entering the co-living space without defined protocols are exposed to preventable and costly mistakes. Unpermitted work, unverified utilities, inadequate insurance, and deferred compliance create liability, revenue loss, and carrying costs that compound over time.
AeroPeak operates under a defined set of non-negotiable field protocols. Every utility is verified and active before any rehabilitation work begins. All work is permitted and inspected. Insurance is secured at the co-living rate. Interconnected smoke and CO alarms are installed in every bedroom and hallway. Space heaters are prohibited on every property.
Preventable mistakes are eliminated. Properties are compliant, insured, and protected from arbitrary red-tagging. Carrying costs from compliance failures are avoided. Exit value is protected through documented permitted work. The operator controls outcomes rather than reacting to them.
